Looking to invest in properties in the mountains of NC. Does anyone have personal experience or knowledge of what type of returns I might expect?

Hello, I am very familiar with the NC Mountains. Specifically Boone. The returns are solid there. I actually have a fixer upper in Seven Devils. Needs $75+ rehab. ARV of about $270. Asking $97k
