Find a Facebook group that focuses on your location and start engaging with people in there. Only offer location tips and expertise - don't promote your business. Position yourself as an expert in the area, and the business will flow.

I know a guy that uses geo-fencing to target specific people staying at certain hotels or at events and the ads show up specifically on their FB feed. So you could literally show every guest staying at the other vacation rentals in your market ads of your home while they're here on vacation and continue to target them when they're back home so next time they book with you.
