How do I know what to price my property at?

When valuing your vacation rental keep in mind there is a value on the property itself, which wouldn't be different than regular market value and then you also have a value on the bookings that you are selling with the home, any marketing collateral and goodwill. This is the part that becomes a bit more complicated to quantify and value. 

In my experience a hybrid approach from commercial valuations and income property valuations is what I use to value them. I recommend contacting a Certified Vacation Rental Agent to assist you with this process.

First thing I would request a 3-5 years P&L from the owner seller, especially if they are asking for a premium due to STR business being attached.
