How can I show my property if it's always booked?

This is a common problem with trying to sell vacation rentals. Finding time to let buyers in to see it can be difficult if it's a successful, busy rental. Providing access to your calendar allows potential buyers to try and schedule a viewing trip around your bookings. Serious buyers may often be willing to write a contract contingent upon a walk thru inspection. For those type of offers it's worth blocking a date off for the buyer to see the property. 

Having thorough videos and photos of the property as well as very detailed descriptions of the interior and numbers also encourages site unseen offers.

We have worked around this by offering restaurant vouchers or other incentives to guests for allowing a showing to take place.  The drawback is that the property is not going to be in a good showing condition, but if that is the only way that a potential buyer is going to get into see the place, it's a risk you might want to take.  As a property manager with nearly 200 homes under management, we generally have a half dozen listed for sale at any time.  Working out a win-win strategy with the owners, agents and guests is the first thing we do when a listing goes up.  In general it works and we've had many successful sales resulting from a showing during a guest stay.

I have tried to set certain days of the week and time frames for the property to be available for viewing such as Mondays and Wednesdays between 15:00-19:00 and Saturday 09:00-11:00 and give a discount or entertainment vouchers to guests if a showing or multiple ones are required. We also advise our clients to put it in their listing as well, that showings may be necessary.

Also thorough video tours and 3D models help when available.

Hopefully the agent is using matterport tours to start. And if its always booked, isn't that a great thing for the investor?

This is the good and bad news.  The home is booked (good), challenging to show (not so good).  Yes, one alternative is to block out a few dates.  Another way is to make have Housekeeping clean the home as quickly after departure as possible to make the home available to show.  When it is vacant, we have Open Houses which have been promoted to our data base and the Broker community.  This allows us to have as many people viewing the home in a short period of time.  We also do a "walk-thru" video offering another view of the interior, and exterior.
